The Frisco real estate market currently has 94 days on market with a 7 day moving average with slight pressure and 97 days on market average for a rolling 90 days average with continued downward pressure. Based on previous trends I believe that the 90 day average will continue to  push downwards in coming months as the local market to continues to respond to the ongoing economic environment and covid response.

Frisco Real Estate Inventory Averages Q2 2020

Frisco home inventory continues to have downward pressure with 519 properties for sale over an average of the past 90 days. This is a decline of 50% YoY as overall inventory continues to be sold . We believe the primary contributor this sell off of inventory is due to properties pulled from the market limiting supply due to Covid and a continuation of lower mortgage interest rates due to recent economic and feds response to covid. 

Frisco Median List Price Trends Q2 2020

While we have seen flucations in the median list price of homes for sale in Frisco TX, there has been a significant increase in Q2 2020. In addition, the median list price 90-day average of $530,220 has almost broken what we saw back in Q1 2017. While the 7-Day average has a flucuating upward pressure, beating the same 2017 time period with an average of $524,945.

Frisco Home Price Per Square Foot Average Q2 2020

We continue to see upward pressure on cost per square foot. 90-Day averages is currently at $162.65 sqft. While trends flucuate through out the year, this has exceeded previous records over the past 2 years. Q1 2017 we saw an average of $151.
