Frisco home inventory continues to have downward pressure with 546 properties for sale over an average of the past 90 days. This is a decline of 50% as overall inventory continues to be sold. We believe the primary contributor this sell off of inventory is due to a continuation of lower mortgage interest rates that occured during the 2nd half of 2019
Frisco Median List Price Trends Q1 2020
While we have seen flucations in the median list price of homes for sale in Frisco TX, there has been a significant increase in Q1 2020. In addition, the median list price 90-day average of $530,220 has still not broken what we saw back in Q1 2017 but is on the way, while the 7-Day average has dramatic flucuating upward pressure, beating the same 2017 time period with an average of $542,925.

We continue to see upward pressure on cost per square foot. 90-Day averages is currently at $160 sqft. While trends flucuate through out the year, this has exceeded previous records over the past 2 years. Q1 2017 we saw an average of $151 a 5.6% increase.
